      - JAMES SPARKES acknowledged his Deeds of Lease and Release for land unto JOHN SCOTT Gent., and JANE SPARKES, Wife of the said JAMES (after being privately examined) acknowledged her right of dower of the said land unto ye sd SCOTT at whose motion the same were admitted to be recorded

      -This Indenture made the first day of September in the year of our Lord God one thousand seven hundred and thirty between JAMES SPARKS of St. George parrish in the County of Spotsylvania of the one part and JOHN SCOTT of the same County and parrish of the other part. Witnesseth that the said JAMES SPARKS for and in consideration of the sum of ten pounds sterling to him in hand paid by the said JOHN SCOTT Immediately before the perfection of these presents the receipt whereof the said JAMES SPARKS hereby acknowledge hath granted bargained sold transferred assigned and made move and by these presents doth grant bargain sell transfer assign and make over unto the said JOHN SCOTT in his actual possession
      now being by virtue of a bargain and sale to him made by the said JAMES SPARKS by Indenture bearing date the day next before the date hereof and by force of a Statute for Transferring uses into possession and to his heirs and assigns all that tract or parcel of land containing one thousand acres lying and being on the north side the Rappidan River in the parrish and County aforesaid and bounded as followeth [Vizi] Beginning at two hiccorys and a maple standing by the Rappidan River side above the mouth of a great run thence north west four hundred poles crossing the said Great Run to a red oak and white oak thence south west three hundred and twenty pole thence south east five hundred poles to the river thence down the river the several courses to the beginning with all woods under woods swamps marshes low grounds meadows feedings and share of all veins mines and quarries as well discovered as not discovered with the hounds aforesaid and being part of the sale quantity of one thousand acres of land and the rivers waters water courses therein contained together with the priveled hunting hawking fishing fowling and all other profits commodities and heriditaments whatsoever to the same or any part thereof belonging or in any ways appertaining and the reversion and reversions remainder and remainders rents issues and profits thereof and all the Estate right title Interest claim and demand of him the said JAMES SPARKS his heirs Exrs. and Admrs. of in and to the premises and every part and parcel thereof To have and to hold all and singular the premises or hereby granted bargained sold transferred assigned and made over with their appurtenances unto the said JOHN SCOTT his heirs and assigns forever and the said JAMES SPARKS doth hereby for himself his heirs Exrs. and Admrs. covenant grant promise and agree to and with the said JOHN SCOTT his heirs and assigns by these presents in manner following that is to say that the said JAMES SPARKS hath not done nor committed any act matter or thing whatsoever whereby the aforesaid Land and premises hereby granted and conveyed or any part thereof are or may be Impeached charged or Incumbred intitle charge estate or other wise and further that he the said JAMES SPARKS his heirs Exrs. and Admrs. shall and will at any time hereafter upon the request and at the cost and charge of the said JOHN SCOTT his heirs and assigns make over and perfect unto him and them any further assurance of the premises according to the tennor and true meaning hereof as by the said JOHN SCOTT his heirs or assigns or his or their Council Learned in the Law shall be reasonably advised devised or required so as such further assurance contain no further or other warrant then in these presents containing. In Witness whereof the said JAMES SPARKS hath hereunto set his hand and seal the day and year first above written.

      Received of the within named JOHN SCOTT the within mentioned sum of ten pounds sterling being the consideration money mentioned in the within Deed to be paid by him to me on the perfection thereof. Witness my hand this first day of September Anno Dom. 1730.
