      THIS INDENTURE made this 16th day of April in ye year 1750 Between BERTRAND EWELL of one part and WM. MARTIN of the other part Witnesseth tht sd BERTRAND EWELL for the yearly rents & Covenants mentioned hath granted to farm lett unto sd WILLIAM MARTIN a parcel of land containing One hundred & twenty acres in the County of Prince William on ye So. side of QUANTICOE Beginning at a black Oak saplin standing in line of WILLIAM BENNET Deced and a Corner of ye land leased to ALEXANDER BELL on QUANTICOE RUN extending from thence So. Wt. to a line of WM. BENNITT JUNR. thence with his line No. Wt. to QUANTICOE RUN thence down ye sd Run No. Et. crossing QUANTICOE RUN to a red Oak Corner to JOHN FARROW deced & corner to ye land leased to ye sd BELL thence with BELLS line So. Et, to the first beginning To Have and To Hold unto said WILLIAM MARTIN and his assigns during the Natural lives of ye said WILLIAM MARTIN, MARY MARTIN & JAMES WITHERS & for the Natural life of ye longest liver of them paying yearly the sum of Fifty shillings Currancy at or before the Tenth day of April yearly and if the yearly rent be unpaid the space of ninety days and there shall not bee goods and chattles of sd WILLIAM MARTIN upon sd premises sufficient by distress to pay rents that then the sd BERTRAND EWELL into the said premises to reenter to have again and ye sd WILLIAM MARTIN doth agree that the Land sold for ye use of a MILL to SARAH EWELL and the heirs of CHARLES EWELL deced shall not be included in this sale but taken out of ye use of sd MILL & is excepted by BERTRAND EWELL from this Lease.
