      This Indenture made this Eleventh Day of July in the Year of our Lord Seventeen hundred and Sixty Seven Between Fielder Gannt of Frederick County Iron Master of the one Part and George Frazier Hawkins of Prince Georges County Gentleman of the other Part Witnesseth that the said Fielder Gannt for and in Consideration of the Sum of five hundred and twenty Eight pounds eight Shillings and Seven pence Currency to him in hand Paid by the said George Frazier Hawkins at or before the Sealing and Delivery of these Presents the Receipt whereof the said Fielder Gannt doth hereby Acknowledge and thereof and of every part and Parcell thereof doth clearly and absolutely acquit exonerate and discharge the said George Frazier Hawkins his Executors and Administrators forever by these Presents Hath granted bargained Sold aliened released enfeoffed and confirmed and by these Presents for himself and his heirs doth clearly and Absolutely grant bargain sell alien release enfeoffe and Confirm unto the said George Frazier Hawkins his heirs and Assigns all that that tract or Parcel of Land called the Mistaken Rivaial lying and being in Frederick County containing four hundred and Eighty one Acres granted to the said Fielder Gannt on or about the Second Day of April Seventeen hundred and Sixty three as by the Patent for the Same Recorded among the Records of his Lordships Land Office reference being thereto had may more fully appear (except one hundred and fifty Acres of Land part of the aforesaid Tract or Parcel of Land called the Mistaken Rivaial conveyed by the said Fielder Gannt to a certain Mathias Pooley as by the Deed of Conveyance for the Same Recorded among the Records of Frederick County aforesaid reference being thereto had may more fully Appear) Also all that tract or Parcell of Land called Gantts Garden lying and being in Frederick County aforesaid containing two thousand three hundred and Seventy Six Acres granted to the said Fielder Gannt on or about the thirteenth day of April Seventeen hundred and Sixty five as by the Patent for the Same Recorded Among the Records of his Lordships Land Office reference being thereto had may more fully Appear (Except forty Acres of Land part of the aforesaid Tract or Parcell of Land called Gantts Garden conveyed by the said Fielder Gannt to a Certain Daniel Jacobs as by the Deed of Conveyance for the same Recorded among the Records of Frederick County aforesaid reference being thereto had may more fully Appear| with their and every of their Rights Members and Appurtenances whatsoever and the Reversion and Reversions Remainder and Remainders of all and Singular the said Lands Tenements Hereditaments and Premisses hereby granted bargained and Sold and of every part and Parcell thereof And all the Estate Right Title Interest claim and Demand whatsoever of him the said Fielder Gannt of in to or out of the said Lands Tenements Hereditaments and Premisses whatsoever hereby granted bargained and sold or mentioned or intended to be hereby granted bargained and Sold or any or either of them or any Part or Parcell ^thereof^ To have and to hold the said Several Tracts or Parcels of Land (except as before is excepted) and all and Singular other the Premisses hereby granted bargained and Sold or mentioned or intended to be hereby granted bargained and Sold with their and every of their Appurtenances unto the said George Frazier Hawkins his heirs and Assigns forever to the only use and Behoof of the said George Frazier Hawkins his heirs and Assigns forever Provided always that if the said Fielder Gannt his heirs Executors Administrators or Assigns or any of them Shall and do well and truly pay or cause to be paid unto the said George Frazier Hawkins his Executors Administrators or Assigns the just and full Sum of five hundred and twenty Eight pounds eight Shillings and seven pence Current Money according to the rate prescribed by the Inspection Law with Legal Interest on or before the tenth Day of October next ensuing the Date of these Presents that then and from thence forth this present Indenture and all the Estate Right Title and Interest hereby granted and conveyed Shall cease determine and be void any thing herein contained to the contrary notwithstanding And the said Fielder Gannt for himself his heirs Executors Administrators and Assigns and every of them doth covenant promise and grant to and with the said George Frazier Hawkins his Executors Administrators and Assigns by these Presents that he the said Fielder Gannt his heirs Executors Administrators or Assigns or some or one of them Shall and will well and truly pay or cause to be paid unto the said George Frazier Hawkins his Executors Administrators or Assigns the said Sum of five hundred and twenty Eight pounds Eight Shillings and Seven pence Current Money according to the rates prescribed by the Inspection Law with legal Interest thereon and every Part and Parcell thereof on or before the said tenth Day of October next ensuing the Date of these Presents But if the said tenth Day of five hundred and twenty eight pounds eight Shillings and Seven pence current according to the rates prescribed by the Inspection Law with Legal Interest thereon Shall not be paid or Satisfyed to the said George Frazier Hawkins his Executors Administrators or Assigns on or before the said tenth Day of October as aforesaid that then it Shall and may Be Lawfull to and for the said George Frazier Hawkins his Executors Administrators and Assigns absolutely to sell and convey away all and Singular the said Several Tracts or Parcells of Land with their and each of their Rights Members and Appurtenances (except as before is excepted) hereby given granted bargained and Sold or mentioned or intended to be hereby given granted bargained and sold unto him the said George Frazier Hawkins for the Purpose aforesaid And the said Fielder Gannt for himself his heirs Executors Administrators and Assigns doth hereby Covenant and Agree to and with the said George Frazier Hawkins his heirs and Assigns that all and every Person and Persons whatsoever to whom he the said George Frazier Hawkins his Executors Administrators or Assigns Shall sell and convey the said Lands and Premisses or any part or parcell thereof on Failure of the Payment of the said Sum of five hundred and twenty eight pounds eight Shillings and Seven pence Current Money according to the Rates prescribed by the Inspection Law and Interest thereon as aforesaid Shall hold the Same at all Times thereafter freely quietly and peaceably without any Claim Interruption Suit or Disturbance from him the said Fielder Gannt his heirs Executors Administrators or Assigns or any other person or persons whatsoever discharged or Saved Harmless of and from all and all manner of former and other Gifts Grants Bargains Sales Leases Estates Titles Troubles Charges Burthens and Incumbrances whatsoever and the said Fielder Gannt for himself his heirs Executors Administrators and Assigns and every of them doth hereby further covenant promise and grant to and with the said George Frazier Hawkins his Heirs Executors Administrators and Assigns that he the said Fielder Gannt his heirs or Assigns and all and every other person or persons whatsoever claiming by from or under him or them Shall and will from time to time and at all times hereafter upon the Request and at the costs and charges in the Law of the Said George Frazier Hawkins his heirs Executors Administrators or Assigns do make and Execute or cause or procure to be made done and Execute all and every such further Act and Acts Conveyances and Assurances in the Law whatsoever for the farther better and more absolute conveying and assuring the said Several Tracts or Parcells of Land and Premisses hereby ^granted^ bargained and Sold or mentioned so to be with their Appurtenances (except as before herein is Excepted) unto the said George Frazier Hawkins his Executors Administrators or Assigns with and under the Proviso and Condition herein before mentioned and contained as by the said George Frazier Hawkins his Executors Administrators or Assigns or his or their Councel Learned in the Law Shall be reasonably devised advised or required and also that he the said Fielder Gannt and his heirs the said Tracts or Parcells of Land and Premisses with their Whereas indenture and sale made in 1772, metes and bounds recorded for part of Fielderia Manor, beginning at 2nd line of tract Widow's Rest, granted to William Matthews, to tract Spicer's Mill, then to Cooper's Hole, then to John and Sarah Resurvey for Richard Ancrum, continuing to tract called Chaney. Bartholomew Booth recorded deed 6 Sep 1775 from Fielder Gantt of Frederick County and Edward Gantt of Calvert County, of the first part; and William Deakins Junr., Thomas Johns and Adam Stewart of the second part. Refers to prior deed for parts of Swede's March, and two parts of Fielderea Manor, part adjacent to Hawkin's Plain, 96 ½ acres. Deed corrects errors in prior deed's metes and bounds.
