The residue of my estate both real and personal I give to my son, provided he shall arrive to the age of 21 years or dying, leave lawful issue, and during his minority is my wish that the profits thereof should be applied to his education and support; but in the event of his death before he arrives to the age of 21 years and without lawful issue is my wish that my executor should consciously dispose of my estate both real and personal in such manner as he shall think proper.
It is my wish that my executor to this my last will and testament or his executors for the performance of my will sell whenever he may deem it proper for the interest of my son sell the land left to my said son and apply the money to anyway that he shall think most for the advantage of my said son for the doing executing and her performing which I do by these presents give grant will and transfer to my said executor into the executors full power and authority to grant and sell and convey the aforesaid land or any part thereof to any person or persons in fee simple.
