      THIS INDENTURE made this first day of May in the year of our Lord one thousand seven hundred and fifty one; Between ABRAHAM GARNER of County of Westmorland, Planter, of one part and VINCENT GARNER, of said County, Planter, of other part; Witnesseth that ABRAHAM GARNER in consideration of the Rents Covenants and Services hereafter mentioned hath and by these presents doth demise sett and to farm lett unto VINCENT GARNER part of a tract of land lying in RAGED POINT NECK on POTOMACK RIVER in County aforesaid bounded; Beginning at a Persimmon Tree near the head of the Cove running up to the Plantation whereon JOHN COOMBS now dwells being a Cove belonging to HORD's CREEK, with a straight line across to the River along the River to the mouth of HORD's CREEK, up the Creek to the said Cove, and up the Cove to the begining persimmon tree, containing 50 acres be the same more or less; together with all houses and other the premises with appurtenances which shall be erected on the said Plantation; To have and to hold the land and premises with appurtenances unto VINCENT GARNER and ELIZABETH his Wife and the longest liver of them, paying therefore yearly unto ABRAHAM GARNER his heirs on the twenty fifth day of December the full sum and quantity of five hundred pounds of tobacco to be paid on the said Plantation and VINCENT GARNER his heirs shall not committ, waste nor suffer any to be committed on the land or dispose of any Timber otherwise then for the building fences and necessary uses of the Plantation; provided always that the yearly rent of five hundred pounds of tobacco shall be unpaid the space of thirty days, the
      same being lawfully demanded, or in case the Plantation and buildings thereon be not kept in good repair or wilfull waste be made of the Timber by VINCENT GARNER his heirs then this present Lease to be void and it shall be lawfull for ABRAHAM GARNER his heirs to reenter the same; In Witness whereof the parties abovementioned have interchangeably sett their hands and seals the day and year first above written
