Whereas the said Thomas Pratt late of the County of Stafford by his last will and testament duly proved and recorded in the County Court of Stafford did among other things give and devise to his son Thomas Pratt and to his heirs the following pieces of land, to wit; the tract of land whereon his sister Hungerford lived in the County of King George, the tract known by the name of the Forest Quarter, and the tract called Chapman’s, but directed and in his said will did authorize his executors to sell and dispose of the said land called Chapman’s and to make effectual conveyances in the law for the same if they could dispose of it for such a price as they should think equal to its value, but if not in such case, he confirmed the devise of the same to his son Thomas Pratt and of his said will did constitute and appoint the said Margaret Pratt, as long as she should remain a widow, Robert Brooking, Vivion Brooking and the said Thomas Bunbury executors as by the said will; and whereas the said Margaret Pratt still containing soul and the said Thomas Bunbury having alone taken upon themselves of burthen of the execution of the said will and having been offered by the said Daniel Edrington for the said tract of land called Chapman’s the sum of 200 pounds current money which was the best price that could be got for the same in which the said Margaret Pratt and Thomas Bunbury believed to be the full value thereof. This indenture therefore witness that the said Margaret Pratt and Thomas Bunbury for and in consideration of 200 pounds have sold by these presents to Daniel Edrington the said tract of land called Chapman’s containing 300 acres or thereabouts and bounded upon the line of John Price’s land from a post upon the main road and along the said line to the Dam one of the head branches of Upper Machodoc, thence along the said dam to the land of Charles Stuart, and along his line to the main road crossing the same to the old line and from thence to the beginning. In witness whereof the said Margaret Pratt and Thomas Bunbury have hereunto set their hands and seals the day and year above written.
