Ignatius Simms, April 12, 1793; October 20, 1794
I, Ignatius Simms of CC being indisposed in body but of sound mind and memory
Item; wife Eleanor Simms and my five daughters, to wit, Sarah Simms, Mary Simms, Elizabeth Simms, Jean Simms, and Eleanor Simms during their single lives the lease of the plantation whereon I now live.
Item; to wife use of estate during her single life with this provisio that our children who are not already educated may have such education out of said estate as is necessary or as their other brothers and sisters heretofore had and that my son Ignatius be maintained out of said estate until he shall arrive a proper age to be capable to get his own living by his industry and also my five daughters be maintained in like manner until they are married at which time they shall receive 50 pounds current money, viz said son and daughters. Also to my sons Jesse Simms and Massey Simms 50 pounds current money when they marry. Also to son Bennet B{arton} Simms, nineteen pounds eight shillings and nine pence over above what he has heretofore had of me my will is that negro Basil when I lent to my said son Bennet B. Simms be appraised in my estate. After wife's death or marriage, estate to be divided among my nine children, reserving to my wife her thirds, and after paying Eleanor Cusick ten pounds a year as far forth as I have assets in my hand.

I, John Butts of CC, am sick and weak of body but of sound and disposing mind, memory, and understanding. Firstly, I want my debts and funeral charges paid.
To Mary Simms of CC, daughter of Ignatius Simms - my house and lot in Charles Town commonly called Porttobacco. Also my gold ring and broach.
To Henry Fernandis, son of Peter - my silver watch, shoe, and knee buckles and all my wearing apparel.
To my mother Eleanor Cusick - the rest of my estate, under the management of my friend, Ignatius Simmes, to be delivered to my mother in such parcels and portions as sd Ignatius Simmes shall think will be most to her benefit.

Mar 30, 1779 from Francis Clements of CC, planter, to Ignatius Simms of CC, planter, for £1300 and for divers good causes, a certain tract of land in CC called Jenifers Purchase, bounded by the SW line of Clements' Town, containing about 201 acres. Signed - Francis Clements. Wit - Walter Hanson, Rich Barnes (CC JPs).
Montgomery County. On May 6, 1779, Elizabeth, the wife of Francis Clements, came before us, two of the Justices of the County afd, and relinquished her right of dower to the lands within mentioned. Signed - Will Deakins Jr, Richard Thompson. On Jun 28, 1779, Brooke Beall, Clk, Montgomery County, certified that the afd William Deakins Jr and Richard Thompson, Gentlemen, are JPs for Montgomery County, Recorded Jul 21, 1779.
